Here are some of the stages we’ll guide you through as we build your custom home:
STAGE 2: Break Ground at Home Site
With house plans finalized, we meet with homebuyers at the homesite for a pre-construction orientation. The exciting part about this meeting is that even though there’s not much to see, so much has already been accomplished. By our pre-construction meeting, we have secured permits and approvals, finalized house plans, cleared the lot, distributed blueprints to plumbers, electricians, and framers, and ordered materials. We will take this time to review the placement of your home, lot conditions such as drainage, trees, and grading, positions of doors and windows, and the configuration of decks and patios.
Throughout the construction process, our field managers schedule progress meetings at key points during the build. During these meetings, you have our undivided attention to address questions, inspect what has been accomplished, and let you know what to expect next. Some of the milestones during the home building process include the foundation, framing, rough-in, drywall, interior finishes, and final tasks and inspections. We have a high level of quality control and inspect every step of construction to meet our own internal standards, as well as any external requirements.
Design meetings take place at our Design Center throughout the build to choose the perfect fixtures and finishes for your home. We break these down into multiple sessions for exterior and interior products and colors depending on where these decisions fall in the overall timeline. Some of the selections include exterior finishes, electrical, plumbing, and appliances, interior finishes, interior paint, lighting, and countertops. At each selection meeting, our designers are available to guide you through the options and answer any questions you may have.
After construction and final inspections are completed, we conduct a homeowner orientation. At this meeting, we take the time to introduce you to your new custom home and educate you on the operation of the various mechanical aspects of your home. This is also an opportunity for you to inspect your home for quality workmanship and completion. We review the warranty plan and make the transition into your new home as seamless as possible. Broadleaf Residential operates with all of the required licenses and is fully insured in both Tennessee and Georgia.
We build homes throughout the greater Chattanooga area & Northwest Georgia. In Tennessee, this includes Apison, Ooltewah, East Brainerd, Hixson, Lookout Mountain, North Chattanooga, Riverview, Signal Mountain, and Soddy Daisy. We are also one of few preferred builders for the luxury developments of Jasper Highlands and River Gorge Ranch. In Georgia, we build in Dalton, Trenton, LaFayette, and surrounding areas.
Once we determine the plan and full scope of your custom home, we will be able to give you an expected timeline for your home to be completed. While there may be circumstances outside of our control that cause delays, such as weather, subcontractor schedules, materials delivery, and inspections, we are experienced in navigating these situations and will do our best to complete your project on time.

Yes! We can build on your property whether it be a stand-alone lot or part of a subdivision. If you are considering purchasing land, we are happy to look at it with you before you make a decision.
Every home built by Broadleaf Residential is different and truly unique. That said, we are not able to incorporate every customization requested by the homebuyers. In order to produce the highest quality home, we have to be selective about our suppliers. If an exact request is unable to be fulfilled, we are highly confident that we can find a solution that will satisfy or exceed expectations. The advantage in being selective is that we are able to guarantee the best possible outcomes for your custom home.
While we strive to build a defect-free home, we realize that with repeated use, and item in the home may fail to perform as it should. Every Broadleaf Residential home comes with a limited warranty. We follow national standards for residential construction to make any necessary corrections and meet these guidelines.
At the beginning of our time working together, we walk you through the entire process and provide you with a written guide on what to expect. You will always be aware of what phase we are in and what is happening with your home. Throughout the home building process, we schedule process meetings to evaluate the work completed so far and look at what comes next. In addition, our customer care personnel are available to answer questions if anything is unclear.
Over the years, we have built a strong team of expert and reliable subcontractors. All of our subcontractors are interviewed with references checked and are fully insured. Most of our subcontractors have been with us 10 years or longer.
